Do not let every lead feel equal
A property list should not just be a pile of links. Each row needs a status: new, researching, tour scheduled, seen, offer candidate, or passed.
The status keeps your brain from re-deciding the same thing every time you open the page.
Notes beat memory
Write the thing you will forget: roof looked old, seller disclosure missing, quiet block, bad layout, HOA unclear, tenant likely below market.
Annotations are short labels. Notes are the actual working memory. Both should live beside the property, not in a separate document.
A basic screen is enough
Set a max price, max monthly payment, target rent-to-price, minimum cash flow, and minimum personal rating. Then every property gets a quick target-fit read before emotion creeps in.
